The residential park is located 1.6 km from the Ruta/expressway and is very well connected to:

● 25 minutes to the center of Encarnacion and Hohenau,

● A few minutes to shopping facilities, medical care, schools and restaurants.

 

The south and its surroundings are known for strong growth in tourism, agriculture and the real estate market.

The Alma Hills Residential Park is being developed on a fully fenced 100-hectare site (1,000,000 m2) comprising 200 plots, with sizes ranging from 1,400 m2 to 2,500 m2.

The plots are sold fully developed, including electricity, water, high-speed internet, and direct access to the cobblestone road network.

 

The following services and amenities are included in the purchase price:​

  • Three-phase electricity

  • Fiber-optic internet

  • Potable water from shared deep-well systems

  • Connection to the cobblestone road

  • 24/7 security services

  • Fully fenced perimeter of the entire residential park

  • Access to the forest park, recreational activities, and all Alma Hills amenities

 

The plot prices are set at 30 USD per m². Total purchase prices range from 42,360 USD to 75,000 USD per plot.

Additional notary fees of approximately 2% of the purchase price will also apply.

 

Three payment variants are possible:

 

1) 30% down payment upon signing the contract, a further 50% upon handover and the start of construction of the new home, and 20% upon title transfer.

2) 30% down payment upon signing the contract, with the remaining balance payable in up to 12 monthly installments.

3) 50% down payment upon signing the contract, and 50% upon title transfer.

 

The plots can be paid for in cash or by bank transfer in USD, Euro, Guarani, or Crypto.

Development in partial steps

 

In the first phase, 40 hectares (400,000 m2) will be developed, comprising 25 hectares of residential area and 15 hectares of natural forest and community areas.

 

The development work for the first phase, encompassing 40 hectares and 100 plots, is planned for 2026. Work has already begun.

 

The school is planned to include an animal enclosure, sports fields, and forest parks with recreational activities by 2027.

 

In the second phase, another 60 hectares will be created, including the natural lake and another 100 plots of land.

 

Within 3 years, the other communal areas will follow, such as the clubhouse with pool, restaurant, village café, other recreational areas and the planned exclusive beach club on the beautiful Paraná River.
